COMBINED HEAT AND POWER ON BROWNFIELD SITES

Future Energy Development, in partnership with the Pace Energy and Climate Center and the Northeast Midwest Institute, was recently awarded a NYSERDA grant to educate brownfield developers of the benefits of Combined Heat and Power systems for commercial and industrial applications. Combined Heat and Power systems capture the heat energy that is usually wasted as part of an electrical power generating system to provide a heat source for buildings or industrial processes. The energy efficiency improvements, which are supported by federal and state incentives, lead to significant cost savings.

Struever Fidelco Cappelli LLC Yonkers River Park Ball Park/Retail/ Housing Project

Linda Shaw has served as environmental counsel for this large $1 Billion Project including both Brownfield Cleanup Program remediation and an extensive EIS. This will be the first ball park in the US to be built on top of a retail complex. The EIS was recently approved by the Yonkers City Council. She is overseeing the investigation and remediation of this site, and multiple other Yonkers sites, to facilitate future development and the potential daylighting of the currently buried Saw Mill River.

RSM Development - The Residences at West Lake Marine Club

A large local project Alan Knauf has worked on is in the Town of Canandaigua. Handling this waterfront matter has added to the principals already strong first hand knowledge of waterfront development. This project has involved scoping, DEIS and FEIS, as well as land use applications.

Town of Ontario - Commerce Park

Alan Knauf represents the Town of Ontario with respect to its proposal to site an industrial park located on approximately 354 acres of land north of Route 104. We are guiding the Town through the process for a Generic Environmental Impact Statement. Once completed, the GEIS will enable shovel-ready sites for private industrial development in the Town.

Lighthouse Pointe Property Associates - Lighthouse Pointe

The firm principals represent the developer of this proposed mixed use development on the east bank of the Genesee River in Irondequoit and Rochester on a former landfill. The project will include about 500 residential units, retail, a hotel, docks, and a promenade for public bike and pedestrian access. We were successful in obtaining a court order directing DEC to deem the site eligible for the Brownfield Cleanup Program. Appellate review of this matter is proceeding.

RSM Development - Newport House

This project involves the development of about 56 condominium units, a marina, and 187 docks on Irondequoit Bay. Part of the site is in a freshwater wetland and flood zone. We are currently working on preparation of the Draft EIS.

City of Yonkers, City of Rochester Neighborhood of the Arts and Town of Penfield BOA Projects -

The firm's principals have secured and are now working on Brownfield Opportunity Area grants for these municipalities, which will fund the creation of Master Plans, Urban Renewal Plans, Rezoning Plans and BOA Plans for these areas to ease future redevelopment within these designated BOAs. Green building development and transit oriented development has been part of the planning process. We have requested approval for bio-remediated soil to be used for a green roof in the Rochester project.

The Dermot Company Manhattan Housing Project

In less than a year and a half, the firm's principals assisted this developer through BCP investigation and remediation with a certificate of completion expected shortly for this former gas station/industrial property site.

Atlas Park, LLC Commercial Retail Queens Project

In less than a year and a half on an 8-acre site, the firm's principals facilitated The Shops at Atlas Park Parcel A Site - the first "life center" retail complex in NYC - through the entire BCP process, resulting in the first Certificate of Completion in New York City. The Shops opened April 2006.
